Maintaining luxury properties and their facilities, including hot tubs, spa facilities, swimming pools, and landscape gardens is our specialty.

Amazon Creek provide an annual contract tailored to an individual property's maintenance requirements so that our owners are safe in the knowledge their property is in the best hands all year round. From the most basic requirements of weekly property checks, and annual deep cleans to property specific requirements such as garden maintenance, swimming pool maintenance, window cleaning, and annual safety inspections.

Fixed agreed annual fee including but not limited to the following:

  • Pre and Post season deep clean – 4 deep chalet cleans per annual
  • Weekly Property Visit – Weekly check on security and condition of property
  • Give access for all third-party maintenance requirements (electricians, plumbers etc.)
  • Ventilation of premises during off season
  • Annual call out hours to attend to potential issues, third party contractors (agreed number of hours per annum) 
  • General maintenance items will be covered by your contract, including but not limited to, light bulbs, superficial breakages, maintenance and replacement of damaged items up to an agreed yearly cost
  • Organizing annual inspections and maintenance requirements
  • Annual fire safety inspection
  • Annual chimney sweep 
  • Annual/bi-annual maintenance of chalet boiler system
  • Basic administration support - Collecting, scanning and sending all post, assistance in filing insurance claims. Advance administration and accounting support is available on request
  • Monthly report for required large maintenance projects and repairs . Pre-approval from property owner for Maintenance & Repairs over €500 not included in this contract and capital expenditure.

Fixed agreed annual fee including but not limited to the following:

  • ANNUAL GARDENING CONTRACT - Including spring tidy, autumn close down, bi-weekly visits to maintain lawn, weeding, hedge trimming, strimming and weekly visits during July and August. (maintenance of machinery, fuel, tree trimming, planting and products will be invoiced separately)
  • ANNUAL SWIMMING POOL MAINTENANCE CONTRACT -Including bi-weekly visit to flush filter, clean pool and maintain chemical levels. Annual pool opening and closure where required. (chemicals, repairs and cleaning during guests stays will be invoiced separately) 
  • ANNUAL CHIMNEY CLEAN – Complete with compliance certification
  • ANNUAL FIRE SAFETY INSPECTIONS - safety check of all fire escapes , fire extinguishers and blankets (excluding repairs or replacement requirements) 
  • EXTERIOR WINDOW CLEANING 
  • SNOW CLEARING – Maintain a high-level snow clearing around the property to make access safe during winter months 
  • ANNUAL HOT TUB MAINTENANCE CONTRACT – Includes 4 deep cleans per annum (chemicals, repairs and cleaning during guests stays will be invoiced separately)
  • ANNUAL GYM EQUIPMENT SERVICING CONTRACT - Includes 2 visits per annum to service electronic gym equipment

Fixed agreed annual fee including but not limited to the following:

  • Administration and basic Accounting 
  • Preparation of Income recognition invoices
  • Tracking of outside of Amazon Creek contract invoices (utilities, Maintenance & Repairs, project, insurance )
  • Follow up of yearly taxes (property tax, URSAFF, CFE) 
  • Cash flow, Treasury and payment processing
  • Liaising with accounting firm

5% of the project costs:

With Amazon Creek’s capex management, we will overlook your renovations and/or refurbishments for you from start to finish. Our capex management services include:

  • Use of our extensive local knowledge to source quotations from multiple local suppliers, ensuring competitive rates are secured
  • Assistance in liaising with local authorities to maintain and secure the relevant planning permissions 
  • Liaising with all third-party contractors for access
  • Weekly visit during the works to track progress and take pictures
  • Weekly report on progress to quickly highlight any delays and source solutions to potential problems
